Why we exist
Property loan underwriting in India is gated by a manual document review that consistently takes 3–5 days per case. Half the time is spent reading sale deeds in local-language fonts. The other half is spent driving Karnataka's half-dozen government portals (Bhoomi, BBMP eAasthi, eSwathu, Kaveri, CERSAI) — each with its own quirky ASP.NET WebForm or CAPTCHA-protected SPA. Banks lose deals to faster competitors, and the manual checks miss the same five issues over and over again (B-Khata, GPA-based transfer, broken chain, mutation lag, encumbrance gap).
We ship a single dashboard that reads every common Karnataka property document in 5 languages, applies 24 risk rules tuned to Karnataka Land Reforms / Stamp / Registration law, and pulls live records from the government portals — so the analyst's 3-day job becomes a 3-minute review.
What we're not
- Not a substitute for legal opinion. Our risk findings are advisory — every loan still needs a panel advocate's certificate. We make their job 10x faster, not redundant.
- Not magic. If a sale deed is genuinely fraudulent in a way that requires going to the sub-registrar's office in person, we'll surface a "manual verification required" note and link to the right portal — but we won't fabricate certainty.
- Not closed-source about how we score. Every finding includes the rule that triggered it, the source text/document, and the recommended next step. No black-box scores.
Built in India
PropertyRisk is built and operated in Bengaluru. Our infrastructure runs on Indian data centers (Cloudflare R2 ap-south, hosted compute in Bengaluru). All AI inference runs on Google Gemini 2.5 Flash with prompt-level data minimization — we never train models on customer documents.
