By signing up to PropertyRisk you agree to these terms. If you don't agree, please don't use the service.

PropertyRisk provides AI-powered property document analysis and live integration with Karnataka government portals. The service is provided "as is" — see the AI accuracy disclaimer below.

When you trigger a Bhoomi / eAasthi / eSwathu fetch on a case, you confirm that you have the necessary consent from the property owner to query their public records on their behalf. PropertyRisk acts as your agent in performing the lookup and is not responsible for portal access policies set by the Government of Karnataka.

The first 15 cases are free. Cases 16+ cost ₹500 each. We may, on 30 days' written notice, introduce page-tier pricing (₹500 / 750 / 1,000 based on total page count) for new cases — existing cases are honoured at the price quoted at case-creation time. All prices are exclusive of GST. Refunds are issued at our discretion when a case fails due to a service-side bug.

PropertyRisk uses Google Gemini and other AI models to analyze documents. AI can make mistakes. Risk findings are advisory and do not constitute legal opinion. Every property loan should still be reviewed by a qualified panel advocate before disbursement. We are not liable for losses arising from reliance on AI-generated findings without independent legal verification.

You agree not to:

• Use the service for any unlawful purpose.
• Attempt to reverse engineer the service or extract proprietary models.
• Resell access without a written reseller agreement.
• Submit documents for which you don't have processing authority.
• Trigger excessive portal fetches in a manner that constitutes abuse of public government infrastructure.

You can close your account at any time. We can suspend accounts for material breach of these terms — typically with 7 days' notice. Upon closure, your data is retained for 90 days then permanently deleted (see privacy policy).

To the maximum extent permitted by law, PropertyRisk's liability for any single claim is capped at the lesser of (a) ₹50,000, or (b) the total fees you've paid us in the 12 months prior to the claim.

These terms are governed by the laws of India. Courts in Bengaluru have exclusive jurisdiction.
