Illustrative report

What a PropertyRisk case report actually looks like

Before you upload a single document, see the shape of the output — the risk score, the ownership chain, the severity-tagged findings, the source-text citations, and the live Bhoomi / BBMP eAasthi / eSwathu cross-checks that come bundled.

This is an illustrative sample, not a real case. Customer data is never shown publicly.

What's in the report

Six things the AI puts in every case

Each report has the same six blocks, in the same order, so buyers, agents, advocates and bank credit officers all know where to look.

Risk score and verdict

A single 0–100 score that aggregates the 24 Karnataka-specific risk rules — title chain, encumbrance, conversion compliance, khata classification, mutation continuity. The verdict (Clear / Caution / High-risk) is auditable: every contributing finding is listed with its severity.

Ownership chain & gaps

A visual reconstruction of the 30-year ownership chain from sale deeds, mutation extracts and EC entries — with explicit flags where a link is missing, the dates don't reconcile, or a GPA transfer (banned post-Suraj Lamp) sneaks in.

Severity-tagged findings

Each issue the AI surfaces is tagged High / Medium / Low with a one-line explanation and a deep-link to the exact clause it came from. A Section 79B endorsement, a B-Khata flag, a stamp-duty mismatch, a partial EC — each gets its own row.

Source-text panel

Every finding has a 'Source text' panel showing the original document clause it was lifted from, with page number. The AI's reasoning is inspectable, not opaque — so an advocate can verify each call in seconds.

Live portal cross-checks

Bhoomi RTC, BBMP eAasthi e-Khata, eSwathu Form 9 / 11B — every relevant portal is queried live during analysis. The report shows the fetch timestamp and the discrepancies between the uploaded documents and the live government record.

Manual-verification checklist

What the AI can't be sure about, it hands off: a checklist of items a human advocate should physically verify — survey-number tally with the 11E sketch, attestation signatures, original document inspection at registration.

What this report is — and isn't

Is
  • • A comprehensive AI document analysis
  • • Cross-checked against live Karnataka government records
  • • Auditable — every finding cites its source clause
  • • Ready to share with your family, bank, or advocate
Is not
  • • A legal opinion or title certificate
  • • A guarantee of zero risk
  • • A replacement for a panel advocate's review on high-stakes deals
  • • Pretending to be more than AI + portal verification

For high-stakes purchases we offer a lawyer-verified add-on — a partner advocate reviews and signs the AI report, giving you advocate-grade signoff with the document grunt-work done in advance.
