Optional add-ons
Layer onto any case when the situation needs it. Both add-ons are opt-in per case — never bundled by default.
A partner advocate reviews and signs the AI report
For high-stakes purchases, route the AI report to a panel property advocate who reviews the findings and signs the report — same advocate-grade signoff a panel review provides, with the AI doing the document grunt-work first. Available per case after the AI analysis runs.
Add to a caseFinancial backstop if the AI misses a registered encumbrance
An optional add-on that attaches an insurance policy to your case, covering up to a stated limit if our automated checks miss a registered encumbrance against the property. Underwritten by partner insurers (Acko / Digit). Currently in private beta — reach out to opt in.

The honest comparison isn't against zero. Verifying a Karnataka property yourself with ChatGPT and a stack of browser tabs has real costs in time and subscription fees — and still misses the things the tools can't do.
| Cost component | Time / spend | Why |
|---|---|---|
| ChatGPT Plus / Gemini Advanced subscription | ₹2,000 / month | Required for vision, file upload, decent context length |
| Manual portal pulls (Kaveri, Bhoomi, BBMP, eSwathu) | 2–3 hours | ChatGPT can't navigate logged-in portals |
| Solving eSwathu CAPTCHA repeatedly | +30 min | Fails ~50% of attempts manually |
| Cross-checking 12 documents against each other | 2–3 hours | If you know what to check |
| Knowing what to actually check | Priceless gap | Most non-experts don't know to ask about 79A/79B, mutation continuity, B-Khata |
| Producing a presentable PDF for bank / family / advocate | +1 hour | Copy-paste ChatGPT output → Word → PDF |
| Total per property (DIY route) | 6–8 hours + ₹2,000/mo | At Bengaluru professional opportunity cost: ₹3,000–₹6,000 |
| PropertyRisk per case | ₹500 · 15 min | All portal cross-checks, 24 rules, auditable PDF, GST invoice |
Buyer evaluating 5 properties
Panel route: ₹75K–₹1.25L (cost-prohibitive — most settle for one)
PropertyRisk: ₹2,500 for all five
Property agent qualifying every listing
Panel route: impossible per-listing
PropertyRisk: per-listing economics that scale
NBFC pre-screening 500 LAP files / month
Panel route: ₹75L–1.25Cr/month
Volume tier: a fraction of that
The price-by-pages tier (₹500 / ₹750 / ₹1,000) reflects compute cost — a 200-page bundle (mother deed + 30-year EC + 5 RTCs + mutation chain) takes materially more OCR and Gemini calls than a 25-page sale deed alone. We align price to actual work, not arbitrary tiers.
What every paid case includes
Every case — free or paid — runs the full PropertyRisk pipeline. There's no feature gate; the free tier is identical to the paid product, just metered.

For NBFCs, housing finance companies, large advocate firms, and bulk-listing real-estate agents. Custom per-case pricing, REST API access, webhooks, audit log integration, GST-compliant invoicing, and a dedicated success contact.
Coming soon: page-tier pricing
For very large case bundles we're rolling out tiered pricing based on the total page count across all uploaded documents.
Existing customers will be notified before the change. Until then, every case is a flat ₹500 regardless of document count.
FAQ
- What counts as one case?
- One case = one property assessment. You can upload as many documents as you need (sale deed, mother deed, EC, RTC, khata, tax receipts, NOC, etc.) and pull live records from Karnataka government portals — all bundled into the single case price.
- Are portal fetches really free?
- Yes. Bhoomi RTC, BBMP e-Khata, and eSwathu Form 9 / 11B fetches are bundled into the ₹500 case price — there's no per-fetch surcharge.
- Can I cancel my free trial early?
- There's nothing to cancel — the free 15 cases are a one-time credit on signup. You only pay if you choose to top up your balance after using them.
- Do you offer enterprise / volume pricing?
- Yes — for 500+ cases per month we offer dedicated pricing, custom risk rules trained on your bank's policies, and an SLA. Email sales@propertyrisk.in.
- What happens if a fetch fails?
- Failed portal fetches don't cost you anything (they're bundled). The case still completes with your uploaded documents alone. You can retry the fetch from the case page at any time.
