Bhoomi RTC for banks & NBFCs
PropertyRisk pulls Karnataka Record of Rights (RTC / Pahani / Form 16) records directly from landrecords.karnataka.gov.in into your case report. No more switching tabs, copying values, or training analysts on ASP.NET cascading dropdowns.
What you get back
- The official RTC PDF — page-perfect, courtroom-quality
- Structured fields: owner names, survey number, hissa, extent, land type, classification (kharab / patta)
- 13+ year transaction trail when available
- Multi-hissa support for partitioned properties
- Auto cross-check against your sale deed (owner mismatch → high-risk finding)
- Re-pulled from Bhoomi every time — never stale
Coverage
All 32 Karnataka districts. Fields are validated against Bhoomi's native dropdowns so you can't accidentally request a non-existent location.
Avg fetch time
60–90 seconds end-to-end for "current year" RTCs. Old-year RTCs are not supported (Bhoomi's old-year tab uses a different cascade we haven't wired up yet — slated for a future release).
How banks use it
On every property loan against rural agricultural land, the bank's panel advocate needs an RTC dated within the last 30 days. Without PropertyRisk, an analyst spends 10+ minutes per case clicking through Bhoomi, downloading the PDF, and emailing it. With PropertyRisk, they click one button on the case page — the RTC is fetched, attached, and cross-checked against the sale deed's owner name automatically. Finding "RTC owner doesn't match sale deed buyer" is now a 60-second discovery instead of a 3-day back-and-forth.
