BBMP e-Khata via eAasthi

For urban Bangalore properties (under BBMP jurisdiction), PropertyRisk fetches e-Khata records directly from bbmpeaasthi.karnataka.gov.in — using just the SAS Property ID. The simplest portal we've integrated, and the most useful one for any Bangalore property loan.

What you get back

  • Live property tax status — including arrears
  • Owner name, father/husband name, owner address, mobile
  • PID / Khata number / Property number, ward, zone, division
  • Property type (residential / commercial / mixed-use)
  • Khata classification — A-Khata vs B-Khata (B-Khata = high lending risk)
  • Built-up area + extent
  • Auto cross-check: e-Khata owner name vs current sale-deed buyer (mismatch → high finding)

What is a SAS Property ID?

The Self-Assessment-System Property ID (also called Application Number or PID) is the unique 10–15 digit identifier BBMP assigns to every urban property. It lives at the top of the latest BBMP property tax receipt under "Application No." — typically of the form 230XXXXXXXXX. It does not change between tax payments; only the receipt number does.

Avg fetch time

30–45 seconds. Single PID, no cascade, no CAPTCHA — fastest portal we integrate with.

B-Khata is automatically flagged

When the fetched e-Khata is classified as B-Khata (i.e., property is registered with BBMP for tax purposes but not technically on the A-register), the AI risk engine automatically raises a HIGH finding: "B-Khata property — limited mortgage enforceability under SARFAESI; many banks decline." This single check catches the number-one issue with Bangalore property loans at intake.
