Mutation Extract (Form 6 / MR)
Also called: MR extract, J-slip, Mutation Register entry
The revenue-record entry that updates a property's recorded occupant after a sale, inheritance, or partition.
What it is
When ownership changes via sale, inheritance, gift, or partition, a mutation entry is filed and certified — updating the owner-of-record in the revenue records. The mutation extract is the document recording this transfer in the J-slip / Form 6 register.
Who issues it
Tahsildar / Revenue Inspector at the taluk / village level; visible on the Bhoomi portal.
Where to obtain
Bhoomi portal (mutation history); Tahsildar office for certified copies.
Validity
Permanent — establishes the post-mutation owner-of-record.
What to check
- MR number, date, and mode of acquisition (sale / inheritance / gift / partition / decree)
- Transferor (J-slip 'from') matches the seller of the previous sale deed
- Transferee (J-slip 'to') matches the seller you're now buying from
- Supporting document number (sale deed reference) is correct
- No objections raised during the mutation period
- Certified by an authorised officer
Common red flags on a Mutation Extract (Form 6 / MR)
- Mutation chain has gaps (a sale deed exists but no corresponding mutation)
- Transferor name doesn't match prior sale-deed buyer
- Mutation based on a will or partition deed that's contested
- Pending objections noted on the mutation
Live portal cross-check
On every PropertyRisk case, the Mutation Extract (Form 6 / MR) you upload is reconciled against live data from the Bhoomi RTC portal. Discrepancies are flagged automatically.
How PropertyRisk handles Mutation Extract (Form 6 / MR)
PropertyRisk extracts every field from your uploaded Mutation Extract (Form 6 / MR) using multilingual OCR (English, Kannada, Hindi, Tamil, Telugu) and a Karnataka-specific schema for this document type. Each finding cites the exact page and clause it came from in the original document.
On every case where this document is uploaded, PropertyRisk reconciles its contents against the rest of the document chain — sale deeds, RTC, mutation extracts, khata — and against live government portal records to surface inconsistencies a non-expert would miss.
