Form 9 vs Form 11B

Form 9 — Property Register Extract

Confirms the property is officially registered on the Gram Panchayat's property register as a non-agricultural site. Without it, the property has no legal standing for non-agri use even if a sale deed exists.

Form 11B — Mutation Extract

The Gram Panchayat's record of every ownership transfer (via sale, inheritance, gift, or partition). The most recent mutation should match the current sale deed's buyer — if not, the chain of title is broken.

Auto-CAPTCHA solving

eSwathu protects its lookup form with a 5-character image CAPTCHA. We solve it automatically using Google Gemini 2.5 Flash Vision — empirically ~90% first-shot accuracy on real eSwathu CAPTCHAs (verified on a 10-sample test). If the first attempt fails, we reload the CAPTCHA and try again — up to 3 attempts before bailing. Combined hit rate is ~99%, and you don't pay extra for retries.
